Start with the rooms buyers need to read quickly. Clear floor area, sight lines, closets, and exterior access before spending time on small decorative decisions.

Work backward from photography

Choose the photo date, then leave time for hauling, cleaning, repairs, and staging. A cleanout scheduled immediately before photography leaves no room to address marks or damage revealed when furniture moves.

Ask the photographer or agent which rooms and exterior approaches will be included. That list sets the first priority.

Remove visual blockers before small clutter

Large unused furniture, overflowing shelves, packed hallways, garage obstructions, and covered windows affect how a room reads more than a few countertop items. Protect anything intended for staging with clear labels.

Do not remove fixtures, built-ins, remotes, keys, manuals, or equipment that transfers with the property without explicit approval.

Keep decision-makers aligned

Inherited properties and occupied homes often involve more than one person. Use one room list showing what stays, what goes, and what needs another decision. Photograph sentimental or disputed items before moving them.

Give the hauling provider the same approved list. The realtor can coordinate access, but the owner or authorized representative should approve removal.
