A turnover cleanout should begin only after removal authority is clear. Document the unit, separate owner property, and give the hauling crew one written scope.
Confirm the legal and operational handoff
Follow the lease, company policy, and applicable notice requirements before authorizing removal. A hauling provider does not decide whether abandoned property may be discarded.
Name the manager who can approve changes. Provide the unit number, keys, alarm instructions, parking rules, and working window.
Record what is there
Take wide photos of every room and closer photos of items that may be disputed. Separate appliances, fixtures, remotes, keys, maintenance supplies, and owner-furnished pieces.
Write exclusions directly into the work order. Verbal instructions passed through several people are easy to lose.
Sequence the turnover trades
Schedule hauling before cleaners, painters, flooring installers, and stagers unless the project requires a different order. Leave enough time for newly visible damage to be assessed.
Tell the crew where approved contents end. Storage cages, balconies, garages, and common areas should not be assumed to be included.
